Policies & Procedures

 

Defining Agreement Policies:

It is understood there will be NO SMOKING and NO PETS allowed inside or on the premises of The Rental at any time.  The number of people allowed in The Rental shall not exceed the number stated in this rental agreement. The owners of The Rental must be notified if there are additional people. Rental fees are based on the number of persons in your party and you will be charged accordingly. If the number of people in your rental party decreases, you must notify us no later than 7 days prior to the start of your reservation or there will be no reduction in the rental fees. The $300.00 rental security deposit, hereinafter called the "Deposit" is for the purpose of retaining your reservation and/or offsetting possible damage by breakage or misuse of The Rental, including failure to follow this rental agreement.  The owners of The Rental reserve the right to make periodic inspections of The Rental to verify that all policies and procedures stated in this rental agreement are in compliance. If it is determined upon inspection of The Rental that the stated policies and procedures are not in compliance, the owners of The Rental can require immediate removal of all persons in the rental party and that all remaining time of the reservation period stated in this rental agreement will be forfeited without a refund of any rental payments. Reasonable care is to be taken to maintain the cleanliness of The Rental during your reservation period. The maximum number of vehicles allowed to be parked at The Rental shall not exceed two (2). During winter snow conditions, all vehicles must be parked on The Rental property, not on the street, due to snow removal operations. During wintertime, you must carry tire chains in your vehicle at all times to comply with chain control requirements.  All items supplied in The Rental are for your pleasure and use. Please do not remove any property from The Rental, including towels and blankets. Do not loan property from The Rental to neighbors.  All Furniture, including the Jukebox is not to be rearranged or a $50 fee will be deducted from your deposit to cover the cost of repositioning items.  Refunds of rental payments will not be made in the event of circumstances which are not in control of the owners of The Rental, such as but not limited to, weather conditions, interruptions in electric, gas, or water utilities, or failure of any appliance in The Rental, provided that the aforementioned circumstances do not make The Rental uninhabitable, in which case rental fees will be returned in a prorated amount subject to the remaining rental time not yet expired.  Early check-in before 4:00 p.m. is not allowed without prior approval.  Early check-in will be charged $30/hour for each and any portion of every hour. Check-out is no later than 11:00 a.m.  You will be charged $30/hour late check out for each and any portion of every hour.

 

Telephone Use:

Phone privileges are extended at no charge for the purpose of local calls only. Any calls which are long distance, for directory assistance or any other toll charge must be placed using a calling card or by calling collect. If any long distance/toll fees or operator assistance charges are incurred during the reserved dates stated in this agreement, it is understood and agreed upon that there will be a minimum $5.00 charge, plus a reasonable charge to cover the cost of the call if it exceeds $5.00, for each and every occurrence that results in a fee to The Rental's phone. The amount of those charges will be deducted from the Deposit, charged to your credit card, or billed to the person that signed this agreement with full payment due upon receipt of the bill. The prefixes 372, 375, and 379, are within the local area code and are free. You may call the owner's number toll free from The Rental at no long distance charge to you.

 

Spa Use:

Please read and follow these warning instructions for your safety in and around the spa.

  1. Do not allow children to use the spa without adult supervision.
  2. People with infectious diseases should not use the spa.
  3. To avoid injury, exercise care when entering or exiting the spa.
  4. Do not use drugs or alcohol before or during the use of the spa to avoid unconsciousness and possible drowning.
  5. Pregnant or possibly pregnant women should consult a physician before using a spa.
  6. Do not use the spa immediately following strenuous exercise.
  7. Prolonged immersion in the spa may be injurious to your health.
  8. Do not permit electric appliances within 5 feet of the spa.
  9. The use of alcohol or drugs can greatly increase the risk of fatal hypothermia in spas.
  10. Shower before entering the spa.
  11. The spa cover must be closed at all times when the spa is unoccupied for the safety of children and to help maintain heat and cleanliness.  Do not pull on leather flaps to close lid, use the sides.
  12. Children with diapers or not properly toilet-trained are not permitted in the spa.
  13. Please turn temperature down to 90° F or below when spa is not being used.
  14. Please, no glass or bottles in or around the spa area.

Cleanup and Departure Instructions:

Kitchen areas are to be left clean in the condition that you found them when you arrived at the start of your reservation period. This includes: Removing at your final departure from The Rental, all items which you have brought, putting away in clean condition, all kitchen items which you used, wiping clean all appliances that you used and also the kitchen countertops, dishwasher emptied, not left running, and sweeping clean the kitchen floor. Place all trash that you have accumulated while staying at The Rental into the upstairs kitchen trash compactor with the exception of soft food waste and diapers. This type of trash and any additional trash that will not fit into the compactor must be taken with you at your departure. It is expected that upon your departure from The Rental, you have tidied the home so that it is in an orderly fashion. All carpeting is to be vacuumed. You do not need to make the beds or clean the bathrooms; however, it is expected that you thoroughly clean the kitchen areas as stated above. The gas barbecue is to be cleaned after each use, please conserve propane by turning off after use. The owners of The Rental are not responsible for items belonging to persons in the rental party which are forgotten and left in The Rental after checkout time. Please be certain to take all personal belongings with you when you leave. It is the responsibility of persons in the rental party to notify the owners of The Rental if they believe they have left any items in The Rental after departure. If any personal items are forgotten and left behind, the owners of The Rental reserve the right to withhold as payment for services from the Deposit an amount which will cover the reasonable cost of shipping and handling, for the purpose of returning items to persons in the rental party. Rewind & put away neatly all VCR movies you used, placing the TV, VCR and satellite receiver remote controls on top of the television sets. Straighten all video game components. Turn all heaters down to their lowest settings, or off. Turn off all inside and outside lights and appliances which you may have used. Turn all water faucets off. Close and lock all windows, shut all window blinds. Leave The Rental keys on the dining room table. Lock all doors securely as you leave at the end of your reservation. Failure to follow any of the stated policies or procedures which are stated in this rental agreement may result in the loss of a portion of or all of your Deposit, at the discretion of the owners of The Rental.  You will be charged $20.00 for each clean up procedure that you have neglected to complete.  Do Not put drinks or food on Piano.

 

Our cancellation policy is as follows:

If you wish to cancel at any time before your reservation begins, the Deposit will not be refunded unless we are able to secure reservations with someone else for the same rental period which you had reserved, less a $45.00 cancellation fee. If cancellation occurs within the four weeks (six weeks for holiday) before the reservation period begins, none of the rental fees will be refunded unless we can secure reservations with someone else for the same rental period which you had reserved. A minimum fee of $45.00 will be charged for all cancellations. Returned checks for non-sufficient funds are subject to a $45.00 fee. The Deposit will be refunded (within10 days after your stay) in full after your reservation less any charges for damage, loss, excess cleaning due to misuse or carelessness, or failure to follow the rental policies and procedures stated in this rental agreement and if the amount of charges exceed the Deposit, your credit card will be charged for the additional amount. The person filling out and signing this rental agreement knowingly assumes all responsibility for The Rental and the actions of each person in your rental party and you agree to be financially responsible for any damages, losses or additional charges which may be imposed as stated in this rental agreement incurred during the reservation period stated in this rental agreement, including damage and property losses which may exceed the amount of the Deposit.
